Focus Building Inspections completed a Comprehensive Due Diligence inspection for a commercial office building in Rogers, Arkansas. For commercial clients evaluating an office asset, a useful inspection must connect observable building conditions with ownership responsibilities, accessibility considerations, and future capital planning.

This project was completed for a commercial real estate client seeking property-condition and capital-planning information. The goal was to provide an independent, practical view of the property based on conditions visible and accessible during the assessment.

Assignment Context and Decision Need

Commercial office properties require attention to the relationship between the building envelope, site features, mechanical and electrical systems, interior components, life-safety features, and accessibility. These systems affect day-to-day use as well as longer-term maintenance and capital decisions.

Focus performed this project as a direct commercial assignment. The resulting report was prepared for the client’s due-diligence and planning use. It should be understood as a point-in-time visual assessment, not a warranty, engineering evaluation, compliance certification, or prediction of future performance.

Scope of Work

The assignment was completed using ASTM E2018 methodology and CCPIA ComSOP-based inspection practices. The scope included a visual review of readily accessible building and site components, review of available information, discussions with knowledgeable parties, and preparation of a written report.

The work included an immediate and ten-year Opinion of Cost to support capital planning. Accessibility-related items were also included in the assessment. That accessibility work was a documented inspection review, not a legal opinion or certification of compliance.

Property-Specific Inspection Considerations

Office buildings often combine shared common areas, building systems, parking and pedestrian circulation, exterior components, and operational spaces that require coordinated maintenance planning. The availability of spaces, operation of systems, and information provided during the assignment can affect what may be observed during a visual inspection.

Focus conducted a non-destructive assessment of readily accessible conditions. Where access, system operation, or available information limited the scope of observation, those limitations were documented for the client. This process helps distinguish observed conditions from matters that may require specialist review, testing, records, or future follow-up.
