WHAT DOES THE Commercial INSPECTION REPORT LOOK LIKE?
We use an intuitive report writing software that provides our clients with the ease of understanding all the information we collect and analyze during the inspection process. The final report is easy to navigate and offers a variety of sharing options.
HOW IS THE REPORT DELIVERED?
Once your commercial inspection report is complete, you’ll receive both a text message and an email notification letting you know that your report is ready and available for review.
Who writes the inspection report?
Our dedicated report writers, trusted employees of Focus, create all inspection reports. Their only job is to deliver clear, accurate reports that stay on scope and meet your needs.
What does the inspection report include?
Your report includes:
An executive summary
Observations of material physical deficiencies
Digital photographs
Descriptions of building systems
Inspector recommendations
Classification of issues (e.g. safety hazard, deferred maintenance, end-of-life equipment)
Limitations to the inspection
If other services are ordered, those reports will be attached to your main inspection report.
What does the inspection report not include?
This is not a home inspection report and it’s not an engineering report. Commercial inspections are visual and non-invasive. We do not perform destructive testing, design or engineering analysis, code compliance inspections, or environmental testing (asbestos, mold, lead, radon, etc.). We also do not provide guarantees or warranties of future performance or remaining life expectancy of building systems.
When will I receive my report?
The larger the project, the longer the report may take. For most inspection reports, our turnaround goal is 3 business days from the time of the inspection.
Who should I contact with questions about my report?
Our report writers and leadership team can help you with questions. Every report is assigned a point of contact (POC), and you’ll know who that is when you receive your report.
Will the inspector walk me through the report at the inspection?
No, the onsite inspector does not formally discuss findings while onsite. We don’t provide verbal reporting. It’s very important that all findings are documented in writing to protect accuracy and clarity.
Who will review the report with me?
The report writer or our leadership team. You’ll be assigned a POC during the report writing process.
What should I do after I get my report?
Read it carefully and make sure you understand the findings. Use the report to guide your decisions about the property, it’s designed to help you understand the building’s condition, reduce risk, anticipate costs, and plan strategically.
Can you help me get repair estimates or bids?
Our Cost to Cure Report provides reliable calculations for expected repair and replacement costs. This report must be ordered in addition to the commercial building inspection.
Can you update the report later if things change?
No, we do not make changes to reports after they are published. The report documents what we observed on inspection day. Changing it would be unethical and out of compliance with our insurance.
Who gets access to my inspection report?
Your report is shared only with our report writer, leadership team, and the named client. The inspector who performed your inspection does not see the final report. We do not share reports with any third parties unless you give us written permission.
Can I share my inspection report with others?
Yes, as the client, you are free to share your report with anyone you choose, such as your broker, attorney, or contractors.
