Scope of Work
The assignment was completed as a Property Condition Assessment using ASTM E2018 methodology and CCPIA ComSOP-based inspection practices. The scope included a visual review of readily accessible building and site components, review of available property information, discussions with knowledgeable individuals, and preparation of a written report.
An immediate Opinion of Cost was also provided to support capital-planning discussions. The report included an accessibility review of observed conditions; it was not a legal accessibility opinion or a certification of compliance. No Phase I Environmental Site Assessment was included in this assignment.

Office properties can present a mix of shared and interior systems, pedestrian routes, parking areas, exterior maintenance demands, and building services that require coordination over time. The value of a Property Condition Assessment is not limited to identifying visible conditions.
