Why We’ve Refined Our Services (and How It Makes Your Building Inspection Better)


At Focus Building Inspections, we believe excellence comes from focus.

Since launching, we’ve helped thousands of clients evaluate commercial buildings across Oklahoma, Missouri, Kansas, and Arkansas. Our goal has always been to deliver high-quality, data-driven inspections to investors, brokers, lenders, property managers, and tenants. But over time, we realized that offering too many inspection services diluted what we do best.

As of July 2025, we’ve officially streamlined our offerings — aligning every service under the CCPIA Commercial Standards of Practice (ComSOP) and focusing entirely on what delivers the greatest value to our clients.

Our Refined CCPIA-Based Service Offering

All of our services are performed in accordance with the Certified Commercial Property Inspectors Association (CCPIA) — the industry’s most widely adopted framework for commercial building inspections.

Commercial Building Inspection (Core Service)

This is the foundation of our work — a full walk-through survey and objective evaluation of a building’s systems, structure, and site conditions. Our reports are formatted to meet ComSOP standards and are designed to inform purchase, leasing, and maintenance decisions.

Accessibility Inspection (Add-On)

Our Accessibility Inspections use the CCPIA’s Standard Accessibility Inspection Report for Existing Commercial Buildings, based on Title III of the Americans with Disabilities Act (ADA). This service is recommended for clients seeking to assess compliance risk and improve public accessibility.

Opinion of Cost (Cost to Cure Report) (Add-On)

Built on data gathered from the ComSOP walk-through, this report estimates the cost to correct material physical deficiencies. It is often bundled with investor reports, loan underwriting, or capital planning strategies.

When bundled together, these three services form a Property Condition Assessment (PCA) — the most comprehensive due diligence package available to commercial buyers and stakeholders.

Services We No Longer Offer

To stay focused, we’ve retired certain auxiliary services (like mold testing, radon testing, sewer scopes, and specialty environmental sampling). These services were helpful in certain use cases but are best handled by specialists outside our ComSOP-based scope.
